Do I have to give you an email to use these?

No. Every calculator on this site runs in your browser and gives you the full answer without a form, an account or a credit check. The only thing an email buys you is a PDF copy of a report you have already seen on screen.

Why do your numbers differ from my bank's calculator?

Canadian mortgages compound semi-annually, not monthly, and a great many free calculators use the American monthly formula. On a $500,000 mortgage at 5.00% over 25 years that difference is about fifteen dollars a month — small enough to look right and wrong enough to matter over a five-year term.

Are the tax and premium figures current?

The regulated tables — default insurance premiums, land transfer tax, GST/HST rebate thresholds — carry the date they were checked on the page that uses them. Where something could not be confirmed against a primary government source, the page says so rather than presenting it as settled.

Does using a calculator put me in a sales funnel?

No. Nothing here is gated and nothing you type is sent anywhere unless you fill in a form on purpose. If you want a broker to look at the file there is a button for that, and if you do not, the numbers are yours either way.
